PUBLIC NOTICE

ZONING BOARD OF APPEALS

Notice is hereby given that the Zoning Board of Appeals of the Village of Huntington Bay will hold a public hearing at 7:30 PM on Thursday, November 17, 2022 at Huntington Bay Village Hall, Huntington, NY  11743 to hear all items that are properly before it:

1. Applicant:  Diane Martinez

39 Shore Drive, Huntington Bay, NY  11743

The property is located in the New Waterfront Preservation District ‘B1’.  In order to construct a new beach access stair, new covered front entrance, new front walkway, new attic above garage,  new rear yard basement entrance, new rear yard second story balcony and conversion of sunroom roof to a roof deck, the applicant requires variances for Floor Area Ratio, Lot Area Ratio, Front Yard Setback, Side Yard Setback, and Items Permitted in Setback Areas.  This application also requires Huntington Bay Board of Trustees Site Plan approval.

2. Applicant:  Stuart Acker

One Shore Road, Huntington Bay, NY  11743

The property is located in the Waterfront Preservation Zoning District ‘B1’.  In order to enclose the existing open porch of the existing cabana, the applicant requires variances for Side Yard, Floor Area Ratio, and Lot Area Coverage.  This application also requires Huntington Bay Board of Trustees Site Plan approval.
