PUBLIC NOTICE

ZONING BOARD OF APPEALS

 

Notice is hereby given that the Zoning Board of Appeals of the Village of Huntington Bay will hold a public hearing at 7:30 PM on Thursday, June 17, 2021 at the American Legion Hall, One Mill Dam Road, Halesite, NY  11743 to review the items that are properly before it:

  1. Applicant:  Meitus Gunther

                   46 Bay Drive West, Huntington Bay, NY  11743

The property is located in the Huntington Bay Zoning District ‘B’.  In order to construct additions and alterations to the existing dwelling, the applicants are seeking variances for Lot Area Coverage, Floor Area Ratio, Side Yard, Front Yard, and Permitted Structures in Front Yard.  This application also requires approval from the Huntington Bay Board of Trustees.

  1. Applicant:   Keith & Maria Kebe

                     One Heckscher Drive, Huntington Bay, NY  11743

The property is located in the Huntington Bay Waterfront Preservation Zoning District ‘D-1’.  In order to construct a platform assembly located within the Village connecting to a 4-foot wide by 72-foot long fixed pier with a 3-foot wide by 40-foot ramp and a 6-foot wide by 20-foot long float, the applicant requires variances for Lot Area Coverage and Front Yard.  The application also includes the legalization of the conversion of the existing boathouse to an approximately 800 square foot apartment, expanded wedding cake steps, concrete steps, wall, and patios.  This application also requires Huntington Bay Board of Trustees Site Plan approval.

The property is located in the Huntington Bay New Harborside Waterfront Preservation Zoning District ‘D1’.  In order to construct a proposed bluff retaining wall, the applicants require variances for Front Yard and Permitted Structures in Front Yard.  This application also requires approval from the Huntington Bay Board of Trustees.

The property is located in the Huntington Bay Zoning District ‘B’.  In order to create a two-lot subdivision, the applicant requires variances for Lot Width, Lot Area, and Garages.  This application also requires approval from the Huntington Bay Board of Trustees.
