Mr. Prior called the meeting to order at 7:35 p.m. He stated that there are two (2) public hearings on the agenda.
Mr. Woodward read the criteria by which the Zoning Board of Appeals makes its determination.
Mr. Antonucci arrived at 8:30.
Public Hearings:
Lisa Mamakos, Property Location: 98 Crescent Beach Drive
Mr. Prior waived the reading of the public notice as this hearing is continued from Sept. 2010 but noted that should the application be approved a Steep Slope Special Permit and Site Plan Review would be required. John Deubler, an attorney, presented an overview of the application to legalize items which were constructed without a building permit and are the subject of Stop Work Orders and Notices of Violation and explained that all nonconformities were pre-existing and the application did not expand those nonconformities. He presented the DEC letter of non-jurisdiction which was requested at the Sept. 2010 hearing. The hearing was closed at 7:55p.m. A transcript was taken by Laura Pinto.
Albert Kemperle, 7 Heckscher Drive
Mr. Prior read the public notice. James Margolin, an attorney, presented the application to construct
an in ground pool, additional patios, to remove, reconstruct and enlarge an existing one story addition and to legalize various structures constructed without a permit. The board took notice of neighbor’s testimony given at the December 16, 2010 hearing regarding the previous application which was withdrawn. Mr. Margolin explained that although the Lot Area Coverage (LAC) was above what is allowed, this application would reduce the existing LAC by approximately 500sq. ft. The hearing was closed at 8:45p.m. A transcript was taken by Laura Pinto.
The Board discussed the applications presented.
The Board reviewed a letter from Howard Novick requesting the April 2011 minutes be amended to reflect opposition to the hearing on Dr. Sherry’s application. The Board concluded that the minutes were made according to accepted guidelines and all testimony given at the hearing is in the transcript which is part of the permanent record. Mr. Novick will be so advised.

A motion made by John Woodward to approve the May minutes was seconded by Anthony Antonucci and approved 5/0.
With no further business to be brought before the Board, Mr. Prior closed the meeting at 9:30p.m.
