Mr. Prior called the meeting to order at 7:30 p.m.
and stated that there are seven public hearings this
evening, he asked everyone to be as brief as possible
Public Hearing – Forbes - 19 Harbor
Hill Road
Mr. Prior read the public notice. Matthew Korn, architect
for the applicant, presented the application which
revised a previously approved plan. Revisions include
a revised second floor addition and a revised kitchen
plan. The hearing was closed at 7:40pm. A transcript

Public Hearing – Ziegler – 10
Bay Crest
Mr. Prior read the public notice. Risa & Peter
Ziegler presented their application to construct a
kitchen addition and wrap around porch. Mrs. Aquilina
spoke in favor of the application. The hearing was
closed at 7:55pm. A transcript was taken by Laura

Public Hearing – Shapiro – 6
Woodland Drive
Mr. Prior read the public notice. Mr. Shapiro presented
his application to legalize the construction of a
family room and laundry room built without a permit
having first been issued. Mr. Conner, 319 Bay Avenue,
spoke in favor of the application. The hearing was
closed at 8:00pm. A transcript was taken by Laura

Public Hearing – Richardson –
14 Highview Drive
Mr. Prior read the public notice. Mrs. Richardson
presented her application and stated that she needed
to obtain a Certificate of Occupancy for the original
dwelling and detached garage, both of which she believed
were built in the 1940s. The hearing was closed at

Public Hearing – McCormack –
290 Vineyard Road
Mr. Prior read the public notice. Mrs. McCormack and
her architect, Michael Dunn, presented the application
for a kitchen addition. The hearing was closed at
8:15pm. A transcript was taken by Laura Pinto.
Public Hearing – Fitzgerald –
46 Bay Crest
Mr. Prior read the public notice. Mr. Neal Hoffman,
architect for the applicant, presented the application
for an extension to the existing garage and the addition
of a screened porch above. Mrs. Fitzgerald stated
that would like the screened porch to be able to sit
outside in the evening without being bothered by mosquitoes.
Mrs. Spilsbury, 38 Bay Crest, stated that she had
not received a notice of the hearing. She expressed
concern about any construction near Willow Pond and
wanted the Board to know that Willow Pond is a protected
wetland. Mr. Conner, 319 Bay Avenue, asked if letters
go to neighbors notifying them of hearings. Since
this property is in the Waterfront Preservation District,
the applicant must appear before the Planning Board
for site plan review. The hearing was closed at 8:45.

Public Hearing – DeLuca – 154
East Shore Road
Mr. Prior read the public notice. Mr. Hoffman, architect
for the applicant, presented the application for a
second floor addition. Jonathan Leonard, 209 Bay Avenue
spoke in favor of the application. The hearing was
closed at 9:00pm. A transcript was taken by Laura
Pinto.
Decisions
After due deliberation, the board approved the all
applications subject to the preparation of written
decisions.
Mr. Rave has withdrawn his application therefore
no decision was rendered.
Mr. Prior noted that Mr. Heimerich’s term was
expiring and thanked him for his many years of dedicated
service.
Minutes
The Board reviewed the April minutes. A motion was
made by Mr. Heimerich to approve the April minutes,
seconded by Mr. Glackin and unanimously approved.
The May meeting was cancelled due to the lack of a
quorum.
The next Zoning Board meeting will be held on July
15th, the Board will not meet in August. With no further
business to be brought before the Board, Mr. Prior
closed the meeting at 9:45p.m.
