Zoning Board of Appeals- July 21, 2011

Mr. Prior called the meeting to order at 7:35 p.m.  He stated that there are three (3) public hearings on the agenda.

Mr. Cavanagh read the criteria by which the Zoning Board of Appeals makes its determination.

Public Hearings:

Russell Grandinetti, 2 L’Ecluse Lane
Mr. Prior read the public notice.  John Reilly, an architect, Presented the application to legalize various retaining walls, slate columns, brick and slate walkways, a concrete patio, a brick patio and an enlarged driveway all constructed without benefit of a building permit.  He stated that the house was constructed in 1957 and purchased by the applicant in 1985.  Mr. Reilly presented an aerial photograph by Aeroimage taken on 4/7/1980 showing that all structures noted above existed at that time.  The hearing was closed at 7:50p.m.  A transcript was taken by Laura Pinto.

Jill & Joseph Carrello, 30 Taylor Road
Mr. Prior read the public notice. Len Horchos, an architect, presented the application to construct
additions and alterations and to legalize an outside cellar entry that was the subject of a Notice of Violation and to legalize a wood frame shed.  Mr. Horchos stated the applicant would like to add a front porch and decorative dormers.  He further stated that the shed was in its current location when the applicant purchased the property and they would like it to remain.  The hearing was closed at 8:00p.m.  A transcript was taken by Laura Pinto.

Gary & Leslie Rudolph, 299 Bay Avenue
Neal Hoffman, an architect, presented the application to construct additions and alterations and to legalize an existing driveway.  He stated that the additions would increase in living space by 128 sq. ft. and that most of the work was on the interior in order to open up the living spaces to better accommodate the applicant’s live style.  Mr. Hoffman presented a 1965 survey by Theodore Prime showing the driveway as it exists today.  The hearing was closed at 8:25p.m. A transcript was taken by Laura Pinto.

The Board discussed the applications presented.

The application is approved 4/0.

The application is approved 4/0.

Gary & Leslie Rudolph, 299 Bay Avenue

A motion made by John Woodward to approve the June minutes was seconded by Jay Cavanagh and approved 4/0. 

As there were no applications submitted for August the next meeting is scheduled for September 15, 2011.

With no further business to be brought before the Board, Mr. Prior closed the meeting at 8:45p.m.
