Mr. Cavanagh called the meeting to order at 7:30 p.m. There are two public hearings on the agenda.
Public Hearing: Annette M. Hurd, 40 Bay Crest, to construct additions and alterations to an existing detached garage located at 54 Bay Crest, the applicant requires a variance for Lot area coverage, Front yard, Permitted structures in front yard, Side yard, Floor area of accessory apartment. Site plan review by the Planning Board is also required. Mr. Cavanagh read the public notice. James Margolin, attorney for the applicant, discussed the application and noted that this is a different application than that which was brought by the previous owner, that this would beautify the structure and the surrounding area; that all variances required except for the floor area of the accessory apartment are because of pre existing conditions. Andy Schmitz, architect for the applicant, explained the application. Residents in attendance expressed their support and concern and letters received were read. The hearing was closed at 8:50p.m. A transcript was taken by Laura Pinto.
Public Hearing: Sol & Jane Farkas, 16 Wincoma Drive to construct additions and alterations to an existing dwelling the applicant requires a variance for Area of lot, Lot area coverage, Rear yard and Compliance of driveways. Referral to the Suffolk County Planning Commission is also required. Mr. Cavanagh read the public notice. Neal Hoffman, architect for the applicant, came before the board to explain the application. He stated that all non conformities are pre existing, the additions contribute to the LAC which is exacerbated by the extremely long driveway to a garage located at the rear of the property. The hearing was closed at 9:10p.m. A transcript was taken by Laura Pinto.
The Board discussed the applications that were presented.
Minutes
A motion made by Ms. Aquilina to approve the December minutes, was seconded by Mr. Woodward and unanimously approved.
Next month’s meeting will be held on Thursday, February 22, 2007; the March meeting will be held on Wednesday, March 21, 2007.
With no further business to be brought before the Board, Mr. Cavanagh closed the meeting at 10:00 p.m.
