Mr. Prior called the meeting to order at 7:30 p.m. He stated that there are four (4) public hearings on the agenda.
Mr. Williamson read the criteria by which the Zoning Board of Appeals makes its determination
Public Hearings:
Laura Zambratto, 307 Bay Avenue
James Murphy, an attorney, presented an overview of the application to construct a single family dwelling on an undeveloped parcel. Alex Latham, architect for the applicant, described the changes made to the application. Ms. Zambratto spoke in favor of the application. The hearing was closed at 9:00pm. Dr. Maria Sherry, Crescent Beach Drive
This hearing is continued from March. Robert Flynn, Jr., an attorney, representing Dr. Sherry presented overview of the changes made to the application which were further explained by John Reilly, architect for the applicant. He noted that the proposed dwelling was relocated on the property after hearing the neighbor’s concerns about the placement of the driveway. The hearing was closed at 9:40pm. Jonathan Leonard, 209 Bay Avenue
Douglas Vaggi, architect for the applicant, presented the application to legalize a shed which was built without a Building Permit and is the subject of a Notice of Violation/Stop Work order issued on November 5, 2009 and to construct new two car garage, mudroom and powder room and to legalize a reconfigured driveway, masonry retaining wall, steps down to the pond, a front entry pier, a frame porch, a deck at the rear of the house, an enclosed porch, a cellar entry and a stone wall. The hearing was closed at 11:00pm. A transcript was taken by Laura Pinto.
Angeliki and John Drakopoulos, 90 Crescent Beach Drive
Mr. Drakopoulos came before the board and requested the hearing be adjourned as his engineer, who was to present the application, was unable to attend. The hearing will be rescheduled.
The board discussed the applications presented
A motion made by Anthony Antonucci to approve the March minutes as amended, was seconded by John Williamson and approved 4/0. Mr. Prior abstained as he did not attend the March meeting.
With no further business to be brought before the Board, Mr. Prior closed the meeting at 11:35p.m.
