Zoning Board of Appeals April 12, 2007

Mr. Prior called the meeting to order at 7:30 p.m. There are 4 public hearings on the agenda.  The fifth hearing, that of Morris Sendor, was adjourned at the applicant’s request.  Mr. Prior noted that the Zoning Board will hear zoning issues and site plan issues will not be addressed by this board.
                                                                                                                                            
Ms. Manin explained the criteria by which the applications will be judged.

Public Hearing:  Ralph Whittier Fulton, 30 Bay Crest. Mr. Prior read the public notice. This application was presented by Mr. Fulton’s architect, Andy Schmitz and is to legalize additions and alterations made to two (2) existing accessory structures. Additions were made to the cottage before 1957 and approximately 2500 sq. ft. was added to the barn between 1957 and 1998.  This hearing remains open.  A transcript was taken by Laura Pinto.

Public Hearing: Annette Hurd, 2 Bay Crest, Mr. Prior read the public notice. James Margolin, Esq. along with Andrew Schmitz, architect, presented this application to construct additions and alterations to an existing detached garage and create an accessory apartment. This accessory apartment, which the applicant intends as living space for a full time caretaker, has been reduced in size from a previous plan.  The hearing was closed at 9:10pm. Public Hearing: Meryl Dowling, 40 Bay Crest, Mr. Prior read the public notice and noted that this was a modification of a previous submission.  George Suddell, architect for the applicant, presented the application to demolish an existing house and construct a new dwelling.  Mr. Suddell explained that the new dwelling is now within the set-back and relief is being sought for the driveway and entry piers.  Many residents spoke regarding this application. The hearing was closed at 10:50pm.  A transcript was taken by Laura Pinto.

Public Hearing: Joseph Carrello, 6 Fleetwood Drive, Mr. Prior read the public notice.  Ed Gafman, Esq. and Dave Busch, architect, presented the application to demolish an existing house and construct a new dwelling.  A transcript was taken by Laura Pinto,

The Board discussed the applications presented.

 

Decisions
The motion made by John Woodward, to approve the Deluca decision, was seconded by John Williamson and approved 4/0.

The motion was made by Jay Cavanagh to approve the Villanova decision and seconded by John Woodward and approved 4/0.
 
Chairman Prior, who was not present for the hearing and did not read the transcript, abstained.

Ms. Aquilina having read the transcript voted.

 

Minutes
A motion made by Mr. Woodward to approve the March minutes, was seconded by Mr. Cavanagh and unanimously approved.  Next month’s meeting will be held on Thursday, May 17, 2007.

With no further business to be brought before the Board, Mr. Prior closed the meeting at 12:45am.
